Wet Testing Surfaces

The wet testing is a low voltage quality control test that pinpoints breaches in roofing or waterproofing assemblies.  Breaches are found by detecting a water path to building ground.  This testing method complies with ASTM Standard Practice D8231-19. This type of test is best for large areas greater than 2000 sf and in areas where the membrane thickness is unknown.

 
 

Thermal Imaging

Use of a thermal imaging system can identify water intrusion in finished construction. Thermography cameras can highlight problem areas that can’t be seen with the naked eye, identifying possible water leaks beneath construction surfaces. The infrared camera can detect hidden water leaks and their origin, as well as moisture that can be reached only with demolition.

 

Dry Testing Surfaces

Dry testing applies a high-voltage DC current to the surface via an electrode connected to the detector unit. As the electrode brushes over the roof’s non-conductive surface, any holes allow the completion of an electrical circuit highlighting a fault's location. Dry testing is a faster process although accurate membrane thickness measurement and detector set-up is fundamental.

 
 

Building Envelope Consulting

Our professionals have provided support on design teams to provide both detail review in the schematic phases as well as construction administration with the GC. Once a project was under construction, we provide site observations to ensure that the design intent was met for envelope components. One of the main activities necessary to accomplish this is to conduct pre-installation meetings for each envelope assembly (waterproofing, air barrier, roofing, curtainwall, etc.).

Plaza Deck Scan

We were asked to join the team by the contractor to test the waterproof membrane of the plaza deck prior to the final deck finish being laid. The total square footage was around 12,000 sf and was done in phases as construction progressed to keep the project on-time and on-budget.

Vertical Testing

Our team supports waterproof membrane application teams to help them test their application as it is being applied. Testing can be done on both vertical as well as horizontal with accurate reading results. By working closely with these teams, testing can be done within 24-hours of application, including report results.

On 7th & Empire Apartments our team joined the team lead by LandForge Developers to maximize the value of the building envelope in the schematic design phase in the 116 unit mixed-use project.  As experts in the building envelope commissioning process, MDT focused on continuity for air and water tightness in the design details, as well as potential points of failure and constructability.
